Home Watch Visits

Thorough visual checks of the exterior and interior of a property, looking for obvious issues. Our detailed checks are customized for each property and homeowner’s needs and include but are not limited to:

  • Checks of all doors and windows to ensure the security of the home is intact and there is no vandalism.
  • Check of the exterior grounds, landscape, lawn and sprinklers.
  • Look for and document any signs of rodent or insect intrusion and issues addressed.
  • We monitor water levels and clarity in the pool and spa and ensure all equipment is functioning appropriately.
  • Mail retrieval to maintain the appearance of an occupied home to deter intruders.
  • Thorough interior check of all sinks, showers, toilets, and appliances for water damage and leaks and cycling of the water.
  • Check all appliances to ensure proper operation and temperature control.
  • Ensure the HVAC is operating appropriately, temperature and humidity check the interior of the home to ensure conditions are not conducive for microbial growth.
  • Check all circuit breakers and alarm systems.

The frequency of visits per month is determined by the homeowner. After each visit, the homeowner receives a comprehensive report to include photos and notes from the reporter. If there are any issues detected, the homeowner is notified immediately and the issues addressed. It gives the homeowner a piece of mind when they are away.

Many homeowner’s insurance policies have special provisions and requirements for unoccupied and vacant homes and may require regular home watch visits.

When repairs or maintenance is needed, we are a liaison for the homeowner and meet contractors at the property to allow them access and ensure the work is completed. We coordinate large items/furniture deliveries and inspect delivered items to ensure there is no damage.

Any specific requests from the homeowner, grocery shopping pre-arrival to stock your fridge, and mail forwarding services.

Car Drive Services

Vehicles left sitting and unused may result in mechanical issues and battery loss, so we will drive your vehicle on a pre-arranged schedule to ensure the vehicle is operating appropriately and ready for your arrival. We can additionally put gas in the vehicle and take it to the car wash at the request of the homeowner.

Pre-Storm Services

Prior to a storm we will move and secure lanai furniture, plants, grills, secure storm shutters or panels or anything else requested to ensure your home is ready for the elements.

Post-Storm Services

We will move all lanai furniture, pants, grills back to their original places. We can remove storm shutters/panels, and thoroughly document any damage incurred to the home.
